Pursuant to Revenue and Taxation Code Sections 3381 through 3385, the County of Los Angeles Treasurer and Tax Collector is publishing in divided distribution, the Notice of Power to Sell Tax-Defaulted Property in and for the County of Los Angeles (County), State of California, to various newspapers of general circulation published in the County. A portion of the list appears in each of such newspapers.
The County of Los Angeles Treasurer and Tax Collector, State of California, certifies that:
Notice is given that by operation of law at 12:01 a.m. Pacific Time, on July 1, 2021, the Tax Collector declared the real properties listed below tax defaulted. The declaration of default was due to non-payment of the total amount due for the taxes, assessments, and other charges levied in tax year 2020-21 that were a lien on the listed real property. Non-residential commercial property and property upon which there is a recorded nuisance abatement lien shall be subject to the tax collector’s power to sell after three years of defaulted taxes. Therefore, if the 2020-21 taxes remain defaulted after June 30, 2024, the property will become subject to the tax collector’s power to sell and eligible for sale at the County’s online auction in 2025. All other property that has defaulted taxes after June 30, 2026, will become subject to the tax collector’s power to sell and eligible for sale at the County’s online auction in 2027. The list contains the name of the assessee and the total tax, which was due on June 30, 2021, for tax year 2020-21, opposite the parcel number. Payments to redeem tax-defaulted real property shall include all amounts for unpaid taxes and assessments, together with the additional penalties and fees as prescribed by law, or be paid under an installment plan of redemption if initiated prior to the property becoming subject to the tax collector’s power to sell.
The Treasurer and Tax Collector’s Office will furnish, upon request, information concerning making a payment in full or initiating an installment plan of redemption. Petitioners Adrianna Szijjarto and William Richard Szijjarto were married on August 14, 2021, in Lincoln County Oregon. The Court has jurisdiction over this adoption because Petitioners and the minor child have resided in Oregon continuously for a period of over six months prior to the date of filing this Petition for Adoption.
Pursuant to the provisions of ORS 109.309(5), Venue is proper in Lincoln County because this is the County where the minor child has the most significant connections. William Christopher Galdino Andrade is the natural father of the minor child and Paternity of the child is established by the filing of a voluntary acknowledge of paternity. Adrianna Szijjarto is the mother of the minor child. Petitioners have filed a motion for order to show cause, moving the court to dispense with the requirement that William Christopher Galdino Andrade, the birth father consent to the adoption of the minor child, pursuant to the provisions of ORS 109.324. William Christopher Galdino Andrade has willfully deserted the child and or neglected the child without just and sufficient cause and William Christopher Galdino Andrade has failed to provide proper care and maintenance for the year prior to the filing this proceeding. The information required by the Uniform Child Custody Jurisdiction and Enforcement Act under ORS 109.701 to ORS 109.834 has been provided in the Adoption Summary and Segregated Information Statement under ORS 109.317. There exists no agreement for continuing contact with the minor child, and Father William Christopher Galdino Andrade under the provisions of ORS 109.305. The interstate Compact on Placement of Children does not apply to this adoption. Pursuant to ORS 109.353, Father, William Christopher Galdino Andrade will be advised of the adoption registry, with the petition and the order to show cause and the notice of compliance will be filed upon service on Father, William Christopher Galdino Andrade. Petitioners’ have filed a request to waive out the requirement of a home study requirement in this adoption. Pursuant to ORS 109.346, Notice of Right to Payment for Counseling, does apply to a stepparent adoption. Adrianna Szijjarto hereby consents to the adoption of Teresa Louise Najera-Andrade, and she retains her rights as the mother of Teresa Louise Najera- Andrade, so that Teresa Louise Najera-Andrade shall be the child of petitioners for all legal intents and purposes.
William Richard Szijjarto loves Teresa Louise Najera-Andrade and desires to adopt Teresa Louise Najera-Andrade and is of sufficient ability to raise her. The minor child has resided at 642 N. New Bridge Road, Otis OR. 97368 for the five years prior to the filing of this Petition.
Petitioner, Adrianna Szijjarto has participated as a party or a witness or in any other capacity, in any other proceedings regarding the custody of or parenting time or visitation regarding the minor child, namely Andrade and Andrade Lincoln County Circuit Court Case 21DR01489, a dissolution proceeding. Petitioners have no knowledge of any pending proceeding that could affect the current. Proceeding.
